Privacy policy

What we collect and why

• Addresses you search and reports you run — needed to build the report you asked for, and kept as a record of what we published (legitimate interest and legal-claims defence).
• Your email, if you set up a sale alert — used only to send the alert you asked for (performance of the service you requested). The monthly area summary is separate and only sent if you ticked its box; we record the exact wording you agreed to and when.
• Payment details — handled by our payment provider; we never see your card number.
• Basic technical logs (IP address, pages requested) — kept briefly for security and rate-limiting.

What we never do

• No sale of personal data. No advertising trackers.
• Property data in reports is public official data (HM Land Registry, the EPC register, planning registers) — it is data about property, and we do not combine it with anything about the current occupants.

Your rights

UK GDPR gives you rights of access, correction, deletion and objection — email us and we will act within one month. You can unsubscribe from any email in one click. We are registered with the ICO (registration to be completed before launch); you can complain to the ICO at ico.org.uk.

Retention

Alert emails and consents: until you unsubscribe, then suppressed. Reports and their evidence snapshots: retained as our record of what was published. Technical logs: 30 days.

Terms of use

• Reports are a statistical analysis of public sold-price records. They are not a valuation, not a survey, and not financial, legal or investment advice. Speak to a surveyor or adviser before relying on anything here for a decision.
• We cannot see a property's condition, interior, or anything not in the official records — the report says so on every page.
• Coverage is England & Wales. Data sources are official open data, and each report lists them with their publication dates.
• If you spot a wrong address match or wrong detail, use the "report a problem" link on the report — a person reviews every flag.
• Reports are for your own use in buying, selling or renting a home. Don't republish them wholesale or resell them.

Refund policy

Paid reports are digital content delivered immediately. By purchasing, you consent to immediate delivery and acknowledge that the usual 14-day cancellation right under the Consumer Contracts Regulations 2013 ends once delivery begins — this is the standard position for instant digital reports.

That said: if a report is materially wrong — the wrong property, or evidence that doesn't relate to the home you asked about — tell us within 14 days and we will refund it in full once verified. Fairness matters more to us than the regulation minimum.
